EPC — Energy Performance Certificate

Under the Energy Performance of Buildings (England and Wales) Regulations 2012, you must commission a valid EPC before marketing a property for sale. The energy performance indicator must appear on every listing in commercial media. The penalty for non-compliance is £200 per dwelling. Listed buildings may be exempt where compliance would unacceptably alter the property.

Material information (Parts A, B and C)

Although the National Trading Standards material-information guidance was withdrawn on 8 May 2025, the underlying duty to provide material information is preserved by Part 4 of the Digital Markets, Competition and Consumers Act 2024. Misleading actions or omissions concerning material information remain a criminal offence.

Anti-money-laundering

HouseSeller does not currently act as the regulated party for AML purposes — your conveyancer will. Be prepared to provide ID and proof of funds at offer stage.

Truthful marketing

Any photos must be of the actual property. Do not use staging images that do not reflect the property as offered. Captions and descriptions must not be misleading by action or omission.

Updating the listing

If material information changes (offer accepted, council tax band reassessed, lease years materially change, etc.) update the listing without delay.
