Terms of service

1. The service
HouseSeller is a UK property listings marketplace. Sellers can pay a weekly fee to publish their property for sale; buyers can browse listings and save favourites for free. We are not an estate agent, conveyancer or financial adviser and we do not represent any party in a property transaction.
2. Listing fee
The current listing fee is £2 per week, charged in advance for the number of weeks you select. Listings remain visible until the paid period ends; once it ends, you must pay again to resume visibility. Refunds are not provided for unused days within an already-purchased week.
3. Seller responsibilities
- You must own (or be authorised to sell) the property and be entitled to market it.
- You must commission an Energy Performance Certificate before marketing the property unless an exemption applies.
- You must include accurate material information including price, tenure and council tax band, and disclose any conditions that materially affect the property.
- You must update your listing if material information changes.
- You must comply with the Digital Markets, Competition and Consumers Act 2024 and any successor regime relating to property sales.
4. Acceptable use
Don't list property you don't own. Don't list illegally. Don't harass other users. Don't upload images you don't hold rights to. We reserve the right to remove listings and accounts that breach these terms.
5. Limitations of liability
HouseSeller does not warrant the accuracy of any information in any listing. Buyers must conduct their own due diligence (surveys, searches, legal review) before committing to purchase a property.
6. Changes
We may amend these terms with reasonable notice via email or on this page.
